Island of Vis - Land by the sea

Description: The entire property lies in the Development Zone designated for the commercial development of tourist accommodation, as well as recreational and entertainment facilities (e.g. luxury villas, boutique hotels, and related facilities – the so-called ‘T2’ commercial development zone). Construction of lodging and catering facilities is not allowed within the first 100 m from the coastline.

The land plot is located in the first row to the sea, spreading from approximately 15-20 m to 350-400 m from the coastline. 30% of the footprint area within the Development Zone (excluding the first 100 meters from the coastline) is designated for the construction of tourist facilities. Of the development area’s 30%, a minimum of 5% must be designated for sports, recreational, entertainment, and catering facilities, and up to 25% for lodging facilities. Villas/apartment buildings may have two floors; central buildings may have three floors. Additional facilities may be allowed in addition to the 30% build-permit area (e.g. parking space, walking paths, children playgrounds, etc.).

Currently, an 8-km macadamized road connects the property with the main road; the total distance from Komiza by road is currently 11 km. However, according to the Komiza City Council, construction of a shorter 4-km route connecting Komiza with the development zone is feasible. The zoning plan proposal allows for the expansion of the existing pier to accommodate 10 mid-size boats/yachts. A nearby electricity substation is out of function and needs to be upgraded. The zoning/spatial plan proposal allows for the construction of a 1.5-km water pipeline in order to connect the zone to the island’s main water pipeline.
